Seller Transaction Roadmap

 

Get To Know Your Property

  1. REVIEW DETAILS such as property updates, mortgage, balance, and sale goals.
  2. VISIT PROPERTY to evaluate features for pricing and positioning.
  3. SET A PRICE to maximize the return on your sale.

List Your Property

  1. LISTING AGREEMENT & DISCLOSURES are required by law to sell the property. HOA documents should be provided at this time, if applicable.
  2. PREPARE YOUR HOME by cleaning and decluttering for ideal photos and showings.
  3. PREPARE TO MARKET with a professional photo shoot, floor plan, signage (if applicable), 3D tour, print materials, and direct mail.
  4. CONSIDER A PRIVATE LISTING While preparing your home, consider a private listing-exposing your property to eager buyers, and testing the list price before broader market exposure.
  5. GO LIVE on the Illinois Multiple Listing Service (MLS) and syndicated websites to reach brokers and buyers.
  6. CONDUCT SHOWINGS to show buyers the highlights of your home.

Negotiation

  1. RECEIVE OFFERS I will present all offers to you, negotiate on your behalf and execute the final contract.
  2. COLLECT EARNEST MONEY from buyer to hold with our brokerage.
  3. ATTORNEY REVIEW includes contract review by attorneys and property inspection by the buyer. Attorneys will also review property survey and order a title search.

Buyer Financing

  1. APPRAISAL If the buyer is seeking financing, an appraisal will be completed by the buyer’s lender to determine property value for loan qualification.
  2. MORTGAGE CONTINGENCY will give the buyer a pre-determined length of time to secure their loan for the home.

The Finish Line

  1. FINAL WALKTHROUGH occurs after seller moves out and directly before closing to ensure that repairs have been made, property is vacant, and no damage has occurred since the buyer last saw the property.
  2. CLOSING takes place at a title company (or virtually) and typically includes, the buyer, along with their attorney and broker. Seller need not be present.
